Introduction

Court House Cottages offer outstanding luxury in a secluded setting just four miles from the coast with magnificent sandy beaches ideal for walking and visiting the seaside.

Our cottages comprise a converted stable and four new properties each offering very high standards. Four of the cottages are single storey, all bedrooms are fully en-suite with either bath or shower, toilet and basin. Little Broad Cottage has a spacious walk-in wet room.

Trinity house has a downstairs twin bedroom with en-suite shower room. Ttrinity House and Lady Broad Cottage have their own private hot tub. All cottages have their own garden area with garden furniture.

Porters Cottage has a fully enclosed garden. Pets are welcome in all cottages except Lily Broad Cottage. There is ample parking in the car park with two additional spaces further up the drive. Porters Cottage has its own space for two cars.

The week before your holiday is due we will contact you (usually by e-mail) and send specific directions, details of the use of the hot tub if necessary and details/time of entry.

Delivery of supermarket goods to the cottages is easy to arrange via on-line shopping.

The nearest railway station is at Acle, four miles from the cottages.

The nearest bus-stop is on the main road, about half a mile walk from the cottages.

There are details of a number of local taxi firms in the file in the cottages.

Arrival & Car Parking Facilities

There is a gravel drive that leads to the car park for the cottages. The car park has spaces for up to six cars for Trinity House, Lady, Lily and Little Broad cottages with two additional spaces further up the drive as an over-flow. Porters cottage has its own private space for two cars. The path that leads to the cottages is made of red stone, is non-slip and is 120cms wide. There is no kerb . Anyone with mobility difficulties can drive up to the path ensuring they do not walk on the gravel.

Car park to Trinity House = 15metres. Car Park to Little Broad cottage = 28 metres. Car Park to Lily Broad cottage = 40 metres. Car Park to Lady Broad cottage = 52 metres. There are no steps along the paths or into the cottages.

Outdoor Facilities

The car park is gravelled and the paths to the cottages are of a red stone material. There are two security lights - one over the car park and one further down the path - that come on when it is dark. All cottages have an outside light of their own. Each cottage has a name plate on the wall near the porches. There are no steps or gates.

All the front doors are 90cms wide and the internal doors are 81 cms wide.

Bedrooms & Sleeping Areas

The single storey cottages all have one twin bedroom (10' 6 x 10' 10 ) and one double bedroom (10'8 x 11'). Twin beds are 3' 6 wide and double beds are 4' 6 wide. There is a chest of drawers and a bedside table in each room and a fitted wardrobe. There is room for a cot in all the bedrooms and sufficient room for wheelchair access. Trinity House has one twin bedroom on the ground floor with an en-suite shower room.

All bedrooms are carpeted. The en-suite shower rooms have a cubicle 90x90cms with a step of 22cms up into them. The baths are 165cms in length and 55cms high. The bathroom floors are tiled.

Little Broad cottage has a walk-in wet room off the twin bedroom. This is fully tiled with a non-slip specialist flooring. We have a plastic chair with arms on request.

Self-Catering Kitchen

The kitchens are fully fitted in pine and located at the far end of the living area and covers an area 205cms x 160cms. The floor is tiled with stone flooring. There is a dishwasher, washing machine, electric hob and oven, microwave, toaster and fridge/freezer (50/50 split) which is 140cms high - the top part is the fridge.Work surfaces are black melamine and are 90cms high. and walls are tiled.

Water is heated by a combi-boiler and thermostatically set. Lighting is by central strip light and a light over the hob. There is a fire blanket and fire extinguisher located in the kitchen.

Grounds and Gardens

The garden areas are laid to lawn - each cottage has its own garden area,south facing, with garden furniture, including sun umbrella. None of the cottages has a completely enclosed garden although the wider boundaries of the site has hedges and fencing. There is a large grassed area to the front of Lady, Lily and Little Broad cottages suitable for playing on. Some small ride-on toys are available for your use.

Trinity House has a large back garden with furniture and a hot tub and is enclosed with a fence from the car park and a hedge to the private ground beyond. Ther is access to the front of Lady Broad cottage to the side. Lady broad cottage also has its own private hot tub and has some screening around it.

Porters Cottage has a fully enclosed, large, south facing garden with its own furniture.

Additional Information

All properties have built-in smoke alarms, tested regularly. There is a notice in each cottage with the evacuation procedure outlined. There is a non smoking policy in all cottages.

Pets are allowed in all cottages except Lily Broad which is pet-free. You are requested to exercise your pets off the grounds and to keep your dog on a lead when outside the cottage - not everyone likes them as much as we do! Bowls and towels can be provided if requested at the time of booking.

Provision and delivery of oxygen can be arranged with yourselves locally.
